Long Beach Island Information


Long Beach Island Homes and General Information

There are six municipalities on Long Beach Island, with Long Beach Township the largest of them all making up 12 of the 18 miles.  The other 5 include; Barnegat Light at the very north end, Harvey Cedars, Surf City, Ship Bottom and Beach Haven.

One main thoroughfare runs north and south on Long Beach Island, commonly known as “the boulevard”.  This road serves as a dividing line between what is considered ooceanside or a bayside location; homes located east of the boulevard are oceanside, west of the boulevard bayside.

Long Beach Township

Long Beach Township is divided up into several small towns which include; Holgate at the very southern tip of the island, North Beach Haven, Spray Beach, Beach Haven Gardens, Beach Haven Terrace, The Dunes, Haven Beach, Beach Haven Park, Brighton Beach, Peahala Park, Beach Haven Crest, Brant Beach on the south end of the island and on the north end of the island, North Beach, Loveladies and High Bar Harbor.                                               

Holgate is located at the very south end of LBI. There is not much commercial development in this town, a few small hotels, and deli’s, a bait and tackle store, marina and a beach rental store. It is quiet and less active than other areas of LBI in the summertime. There is a wildlife refuge, part of the Edwin B Forsythe Wildlife Refuge, at the very southern tip of Holgate which is home to protected species of birds like the piping plover.  Vacationers who want to be on the south end of LBI near activities but and crave a more secluded area may like Holgate.  When not closed to the public due to nesting season, the Wildlife Refuge  serves as a nice stretch of beach to walk and comb the beach for shells and other beach treasures. And if you’re really ambitious you can walk all of the way out to the inlet. Holgate is also popular with people who like to fish, from the months of October through April you can take your vehicle out on the beach with a permit. All beaches in Holgate are open to the public and are guarded during the summer season. Only the section of beach in the wildlife refuge closes to the public during part of the summer.  Holgate is a short ride to downtown Beach Haven. Homes here range from large new contemporary’s to beach cottages and bungalows. There are also some small waterfront condominium complexes.

North Beach Haven, Spray Beach and Beach Haven Gardens are located approximately 1 to ½ miles just north of Beach Haven, a walk or short bike ride away.  These towns as well as Beach Haven Terrace, The Dunes, Haven Beach, Beach Haven Park, Peahala Park, Brighton Beach, Beach Haven Crest, Brant Beach are more residential with some commercial development though it is not concentrated in any specific area. There are delis, diners and restaurants, unique gift shops, a few Bars with entertainment, marinas, yacht and swim clubs, playgrounds, miniature golf courses and ice cream shops s and guarded bay beaches scattered throughout this section of Long Beach Township. All beaches are accessible to the public at the street ends and guarded during the summer season.  Homes vary from newer large contemporary homes to small capes, cottages and a few small condominium complexes.

Brant Beach is home to the St. Francis Community Center which provides activities and community support to residents all year round.  At the Center there is an indoor pool and two outdoor pools that are open to the public. St. Francis Community Center organizes the 18 mile Marathon in the fall, an annual event that attracts atheletes from all over the country.

On the north end of Long Beach Township, north of the causeway bridge, are the towns are North Beach, Loveladies and High Bar Harbor. In North Beach and Loveladies are quiet and more secluded towns with little commercial activity and homes situated on large lots or exclusive tracts of land. There is limited public access to the beaches. Beaches that are open to the public are guarded during the summer season. Where public access is available the beaches are nice and provide good areas for surf fishing. Loveladies is home to the Loveladies Arts and Sciences Foundation which offers many cultural, art and science activities to both residents and visitors all year round. There is also a church and public tennis courts. Homes in this section are generally large new contemporary homes but there are also some bungalows and capes.  On the bayside in Loveladies there are lagoons and lagoon front homes. Loveladies is a short walk or ride to Barnegat Light.

High Bar Harbor is located on the very north end of the island, west of Barnegat Light. High Bar Harbor is quiet and secluded with no commercial activity. Many of the homes have water access or are located on the lagoon or bay.  There is also a nice playground for the kids and a yacht club with a pool.  High Bar Harbor has no beaches since the whole town is located bayside. There is a section of High Bar Harbor that is also a part of the Edwin B Forsyth Wildlife Refuge, a dike that extends north to the bay where you can walk, see the indigenous plant life and get a feel for what the island was once like before it was developed. Homes in High Bar Harbor include mostly capes, renovated and or expanded and there are also newer larger contemporary homes.


Local Market Information


This Long Beach Island real estate market has property in every buyer’s price range. In September 2009 the median home price on Long Beach Island was $879,000. The highest priced property is listed at $14,995,000 and the lowest priced at $150,000.  In Beach Haven there were 11 sales last month, the highest priced property sold for $2,150,000. and the lowest priced property sold for $299,000.  In the remaining communities on Long Beach Island there were 24 home sales last month, the highest priced property sold for $4,400,000. the lowest priced property sold for $240,000.
